The Unique Challenges and Opportunities of Building Your New Business Location (and Those of Your Neighbors.)

In 2022, WEB Construction, moved into our new home at 320 Saint Andrews Drive, Mankato. It was a unique opportunity to create a custom space of our own, but it also came with some unprecedented challenges.

We had been located next door in the Community Bank building since 2008, but both of our teams continued to grow and it was time to look at options for a new commercial space. We worked with our friends at Community Bank on acquiring the commercial property next door and got to work.

Conveniently, other businesses in the area had also reached out in search of commercial space, so it made sense to build something big enough to comfortably fit three commercial office spaces, including our own.

Unfortunately, the timing for construction ended up running into a worldwide pandemic which created major supply chain and logistics issues. Sourcing materials for every aspect of the build was challenge. Not only were there huge shortages, but due to the shortages, there was a giant cost discrepancy to compensate for lack of product. Thankfully, there wasn’t a hard deadline for the construction project, so we were able to get creative with our building strategy and diagnostics. Rather than break ground and get started, only to get held up and delayed repeatedly, and at a potential price point war, we ordered the construction materials over time, and as they arrived we stored them.

We knew when the time was right, we would be able to move quickly and wanted to build straight through, without interruption.

That time finally came and we had the opportunity to try out some new machinery during the build. A new Laser Screed was one of those. This 1-man concrete spreader not only saves on the backache of manual spreading, but is also particularly known for achieving a completely flat surface.  Cost-effective, time-saving, and quality finish; a triple-threat in our industry.


We worked with ISG on the design of the office building and our own offices. It turned out beautifully, and we were able to utilize different products throughout the commercial space to showcase options our clients may consider for their commercial projects, such as:

  • glass walls

  • folding partition walls

  • aluminum door frames (vs hollow metal door frames)

  • acoustical sound panel options (hanging vs ceiling mounted)

  • interior stone veneers

  • unique bathroom fixtures/finishes

  • wall display systems

  • motorized drop down tv mounts
